Design-Build With design-build the contractor acts as a single of point contact for the client and accept responsibility for both design and construction. Construction Management Construction management is when a contractor is selected prior to actual construction. The construction manager works with the architects and engineers to better provide preliminary budgets, construction analysis, value engineering, scheduling and work force availability. Once the design phase is completed the construction manager proceeds with construction for an agreed upon fee for the management services provided. General Contracting The most traditional form of construction is general contracting. With general contracting the client is responsible for and contracts directly with the necessary architects and engineers for complete design. Upon completion of design the client typically obtains multiple bids from general contractors based solely on the plans provided. The client then contracts with the lowest bid for the specified amount regardless of what actual construction cost maybe.
